The tilt-up door is an Oakland problem

A one-piece tilt-up swings out and up as a single slab rather than folding into sections. Plenty are still in service in the pre-war belt. They need headroom to swing, the hardware is not interchangeable with sectional parts, and when the springs go the whole slab is dead weight. Replacing one with a sectional door is usually the right call, and it changes what fits in the opening.

Glenview is the strongest street-by-street market here

73.8% detached, 72.5% owner-occupied, and 71.5% built before 1940, with a median build year of 1938 across all three of its tracts. That is a whole neighbourhood of original garages. Dimond and Laurel are the same architecture at lower ownership rates.

Fruitvale is closer to us than most of Alameda

About 1.2 miles and under four minutes on a clear run, straight over the Fruitvale crossing. It is renter-majority overall, but its 2,483 detached homes still have garages, and 70.3% of the owner households there run two or more vehicles. That is the highest multi-car rate of any Oakland neighbourhood we cover.

Jack London and Chinatown are a different job

Only 5.7% of that housing is detached. What is there is podium and underground parking on 2000s condo buildings, so the realistic work is commercial rolling steel, community gates and operators rather than a household's own door. We do that work, but it is worth being clear it is not the same service.

Worth knowing locally

  • Routes are short and specific: Fruitvale via Park Street to 29th Avenue and International; Laurel via 29th to International and 35th Avenue; Glenview via 23rd Avenue, Foothill, 14th Avenue and Beaumont.
  • Oakland requires Planning approval before the building permit for exterior work, and its own guidance says Design Review is required for any change to the outside of a building.
