Check and correct the balance, tighten the hardware, lubricate the springs, hinges, rollers and the opener rail, test the photo eyes and the auto-reverse, adjust the travel and force limits, and look over the cables and rollers for wear.
The balance test, and how to do it yourself
With the door down, pull the release cord. Then lift the door by hand to about waist height and let go. A balanced door stays put. If it slides down or springs up, the spring tension is off, and the opener is doing work it was never built to do.
The safety test that matters most
Lay a roll of paper towel flat on the floor in the door's path and close the door. It has to stop and reverse the moment it touches. If it doesn't, the force setting is wrong and the door is dangerous. Every opener built since 1993 also has photo eyes down near the floor. Those should stop the door before it touches anything at all.

- Once a year on a door in daily use. Near the water, where salt air works on the hardware, once a year is the minimum rather than the target.
- What does a tune-up cost?
- From $95. If we find something worn, you get the price for that before we do anything about it.
- Will it stop the door being noisy?
- Usually. Most noise is dry bearings and loose hardware, and both get sorted in the tune-up. If it turns out to be worn rollers we'll show you the flat spots and price a set.
