What garage door work costs
Most repairs run $150 to $500. A torsion spring is $195 installed, a new opener fitted is $460, and a tune-up is $95. Every range we charge is published on this site, the visit and the estimate are free, and the written figure you approve is the figure you pay. What each line buys
Spring replacement: $195 to $355
The most common repair there is. The price covers the spring, the labour, and rebalancing the door, and every spring we fit carries a lifetime warranty. Doors with two springs are worth doing as a pair in one visit.
Opener repair and installation: $150 to $920
The span is wide because the fixes range from a worn gear to a whole new unit fitted and set up. We open the old machine up and diagnose before anyone talks about replacement.
Cables and rollers: $145 to $300
Cables are priced as a pair because they wear as a pair. Rollers are priced as a full set of nylon, which is the upgrade that makes an old door run quiet.
Off-track door: $180 to $380
Getting a door back into its tracks, reseated and realigned. If the track itself is bent or a panel took damage, that gets its own written line before we touch it.
Panel replacement: $260 to $800
Priced per section, and the make and finish decide where in the range it lands. When too many sections are gone we will say a new door is the better spend, with both numbers on paper.
New door installation: $1250 to $2900
A standard single sectional, installed, at the bottom of the range. Doubles, insulation and unusual openings move it up. The measure-up visit is free and the quote is written.
Tune-up and safety check: $95 to $165
Balance, lubrication and a safety check. The cheapest line on the table and the one that keeps you off the expensive ones.

Costs where you live
The table is the same everywhere we work. What differs is the housing: a pre-war rear-alley garage on the Island, a one-decade tract on Bay Farm and a tucked-under Berkeley basement all tend to need different lines from it. Each city page covers what your street's stock usually needs.
Cost questions, answered straight
- Why does the table show from-prices instead of flat rates?
- Because door size, spring count and parts decide the final figure, and pretending otherwise means padding every job to cover the worst case. You get the firm number in writing after we see the door, and before any work starts.
- Do prices change depending on which city you are driving to?
- No. One table covers the Island, Oakland, San Leandro, Berkeley, Piedmont and everywhere else we go, and the drive is our cost in every one of them. The city pages below cover what each area's housing tends to need, not different rates.
- What does the free visit actually include?
- We come out, look at the door, and write down the price of fixing it. If you decline, that is the end of it and it cost you nothing. If you go ahead, the written figure is what you pay.
- When is repairing an old door the wrong spend?
- When the sections themselves are failing rather than the hardware. Springs, cables and rollers can be renewed on any door that still holds its shape. When the door itself is done, we price the new door beside the repair so you decide with both numbers.
